We advised Dynatrace Austria, a global technology company, on negotiating a commercial lease agreement for their new 2000 m2 premises in Tallinn, Estonia.

Dynatrace plans to open a permanent IT research and development centre in Tallinn that will focus on the next generation of the Dynatrace platform, as well as application security with scope for growth into other areas of their product stack. A historical telecommunication building in Tallinn will be transformed into a modern and innovative Dynatrace Tallinn Lab for this purpose.
The new office will offer many benefits – many different working spaces with creative outbreaking areas, stunning relaxation zones, refreshing beverage & food zones etc. Tallinn Lab is the first branch of Dynatrace to have an exclusive roof terrace with a view over Tallinn Old Town and the Gulf of Finland. The terrace will house a BBQ area, a sauna and open fire installations. There will also be a large event and cafe area, where Dynatrace will host different trainings and meet-ups for the entire local Tech Community.
According to Kristian Sägi, Head of Dynatrace Tallinn, the aim for the new office is to create a space where people want to come for work and where they feel most inspired. “People are working in offices again, and we wish to make ours one that employees truly want to work at and return to,” said Sägi. He added that the new office also shows that Dynatrace is not just another foreign company with a local office. “We are market leaders with strong local ties to the community and culture,” added Sägi.

We represented the client in all legal matters related to the lease, including advising the client on fit-out and construction, exclusivity and identity of the building, liability, termination of the agreement and other standard matters. We also advised the client on negotiating the lease contract.
